BRIEF HISTORY /POPULATION

Downtown Chester

MORRIS COUNTY:
Morris County is home to the Chesters, the Mendhams, and Long Valley. It is New Jersey's seventh largest county, and is known as the "Military Capital of the American Revolution." Located in the center of Northern New Jersey, the hills, valleys, lakes, mountains, and towns of the area are rich in history and tradition. This is where General George Washington's Army camped during two winters of the Revolutionary War, Benedict Arnold was tried for treason, and Alexander Hamilton courted Betsy Schuyler. Morris County is also the birthplace of the telegraph?which was invented by Alfred Vail and Samuel Morse. The Morris Canal also made history here?as it was considered to be one of the most accomplished engineering feats of the time. From 1990 to 2000, Morris County's population grew by 11.6% to 470,212 residents.

THE BOROUGH OF CHESTER AND CHESTER TOWNSHIP:
The Borough of Chester and Chester Township was originally settled as a farming and mining community. The area is set amidst a beautiful landscape of farms, estates, woods, hills, and streams. Chester Borough has developed into a popular antique and craft shopping area. There is old-town charm and history still present here?the original stagecoach stop is currently a restaurant and inn, and the old gristmill is open to the public. Chester Township has a current population of approximately 10,000 people within 9.3 square miles, and Chester Borough has a population of 1,635 people within 1.5 square miles.

THE BOROUGH OF MENDHAM AND MENDHAM TOWNSHIP:
In March 1749, the entire area comprising both Mendhams was incorporated by the Morris County Court as Mendham Township. The first settlers came for its forests and iron ore, although their main objective was to practice their religion. In 1906 the six square miles now known as Mendham Borough separated, and incorporated. The center of the Borough still retains its history?with the same intersection of two main streets and the same four buildings including The Phoenix House, which was built in the early 1800's and now houses the Municipal offices, and the Black Horse Tavern which is one of only a few pre-Revolutionary inns still operating in New Jersey. The current population of Mendham Township is approximately 5,400 people on 18 square miles, and Mendham Borough has approximate 5,000 people on six square miles.

WASHINGTON TOWNSHIP (INCLUDING LONG VALLEY):
Washington Township was the home of the Lenni Lenape Indians who called the area "Long Valley." In the 1730s German immigrants came to the area and called it "German Valley." In 1789 the Township was officially established and was the first area to be named after George Washington. The Township includes Long Valley, Schooley's Mountain, Stephensburg, Drakestown, Middle Valley, Naughright, Fairmount, and Pleasant Grove. It is the most westerly township of Morris County and is a scenic location?with rolling valleys, woods, rural farmland, and beautiful mountain ranges. The current population is approximately 17,600 people on 45 square miles.

Real Estate Tips
Tax Considerations >Tax Breaks

Most homeowners are keenly aware of the interest tax deduction on their home loan, but there are many other tax breaks which are often overlooked at income tax time. Pro-rated property taxes and mortgage interest in the year of sale are deductible. You will find these amounts listed on your closing settlement statement. If you paid off your mortgage and had to pay a pre-payment penalty, it qualifies as tax deductible interest. If you paid an "acquisition mortgage loan fee" on a home loan, this fee can be deducted as itemized interest. Home improvement loan fees are also deductible. Any remaining loan fees from re-financed or paid-off mortgages are fully deductible at the time of the mortgage payoff.
Certain items don't qualify as deductions, but can be added to the cost basis of your home, such as transfer taxes, recording and title fees, and special local property tax assessments for new sidewalks, streets, or sewers.
Don't be intimidated by the tax code! A little research or consultation with an expert can help you maximize your real estate tax advantages.
